An appraisal is often an essential step when applying for a mortgage for your new home. Both the National Mortgage Guarantee (NHG) and most lenders require a validated appraisal report. A validated appraisal report means that a certified appraiser has determined the value of your home, and this report has been validated by an appraisal validation institute (NWWI).
The validation institute (NWWI) reviews the appraiser to ensure that the appraisal process and report have been carried out in a consistent and professional manner. This guarantees the quality and reliability of the appraisal report, providing assurance to all stakeholders, often the lender, that the value of your home has been established objectively and independently.

The appraiser will create an appraisal assignment for you. You will receive an email request to accept the assignment terms and conditions.
The appraiser will schedule an appointment to visit the property for appraisal. The inspection takes approximately one hour. During this time, photos are taken of the exterior, as well as all rooms and installations in the home. The property is also measured to calculate the surface area.
The appraiser will finalize the appraisal report at the office, and you will receive the report along with the invoice via email within 3 working days.
We charge €850, including VAT and validation fees. The costs of financing and the accompanying appraisal report are tax-deductible. On average, you can receive €300 back from the tax authorities.
You will be treated courteously and kept informed about the next steps in the appraisal process. You will receive the appraisal report within 5 working days after the appointment. If applicable, you can pay the appraisal invoice via the final settlement at the notary. You will be assisted by a knowledgeable specialist.
